Delta Marriott Hotel, Bristol — Hospitality Sector
| Client | Delta Marriott Hotel, Bristol |
| Principal Contractor | County Contractors Ltd |
| Testimonial | David Elliot, Project Manager / Quantity Surveyor, County Contractors Ltd |
| Date | December 2024 |
| Duration | 12 months |
| Services | Window descaling & replacement, DOFF steam cleaning, concrete repairs, mastic renewal, steelwork painting |
| Access Methods | Retrofitted cradle systems, rope access |
| Standards Applied | ISO 9001 • ISO 14001 • ISO 45001 |
The Challenge
The Delta Marriott Hotel, Bristol, is a prominent 12-storey structure in the heart of the city requiring a comprehensive, technically complex facade restoration programme. The works encompassed a wide range of specialist disciplines across the full height of the building, demanding exceptional capability in high-level access, facade treatment and structural repair — all delivered within a live hotel environment and over an extended 12-month programme.
CCR Maintenance was engaged as the primary specialist subcontractor to County Contractors Ltd, whose project management and logistical expertise provided the operational framework within which CCR Maintenance’s multi-discipline technical works were delivered. The scope presented significant challenges including working at height on a 12-storey structure, managing multiple concurrent workstreams and maintaining full compliance with health & safety, environmental and quality obligations throughout a 12-month live hotel programme.
Our Approach
CCR Maintenance deployed specialist teams across all phases of the restoration programme, working under our ISO 9001, ISO 14001 and ISO 45001 management frameworks throughout. Prior to commencement, a comprehensive compliance pack was produced covering site-specific risk assessments, method statements and environmental management plans for each phase. All working at height activities — including rope access and retrofitted cradle systems — were governed by our ISO 45001-aligned health and safety system and subject to ongoing internal quality audit:
Window Descaling and Replacement: Our teams utilised retrofitted cradle systems and rope access techniques to descale and replace windows across the full height of the structure, addressing even the most inaccessible areas with precision. All working at height activities were governed by detailed, site-specific risk assessments and method statements produced in accordance with ISO 45001.
DOFF Steam Cleaning: Advanced DOFF steam cleaning technology was applied across the entire 12-storey facade to gently but effectively restore the building’s exterior, removing contamination and biological growth whilst fully preserving the structural integrity of the substrate. Our ISO 14001 environmental controls ensured all water and waste management was handled responsibly throughout.
Concrete Repairs and Mastic Renewal: CCR Maintenance carried out meticulous concrete repairs to address areas of structural wear, restoring the building’s integrity to an exceptional standard. In parallel, comprehensive mastic renewal works ensured all expansion joints and seals were restored, safeguarding the building envelope against environmental ingress and ensuring long-term durability.
Steelwork Painting: Specialist steelwork painting works were completed to the highest standard, enhancing both the structural protection and aesthetic presentation of the building’s metalwork. All works were quality-inspected against our ISO 9001 inspection regime prior to sign-off.
The Outcome
The 12-month programme was completed on schedule, safely and to the full satisfaction of both the principal contractor and the client. The Delta Marriott Hotel Bristol now presents a fully restored, high-quality facade that reflects the exceptional standard of workmanship delivered by the CCR Maintenance team. David Elliot, Project Manager and Quantity Surveyor at County Contractors Ltd, provided the following assessment:
“CCR Maintenance demonstrated unparalleled skill and precision in handling the project’s intricate requirements. The final result was a stunning transformation of the Delta Marriott Hotel, completed to an exceptional standard and with a highly satisfied client. The building now stands as a testament to the expertise, dedication, and collaborative spirit of CCR Maintenance. For any restoration or maintenance projects requiring technical precision and a collaborative approach, I highly recommend CCR Maintenance.”

CASE STUDY 02
Mansafe Inspection, Roof Cleaning & Coping Stone Restoration
St Andrews Old Course Hotel, Fife — World-Renowned Hospitality
| Client | St Andrews Old Course Hotel, St Andrews, Fife |
| Client Contact | Kenny MacKenzie, Facilities Manager |
| Services | Mansafe system inspection, specialist roof cleaning, coping stone restoration |
| Scope | Multi-level roof, complex access, multiple water supply challenges |
| Mobilisation | Cardiff (Wales) to St Andrews (Fife, Scotland) |
| Standards Applied | ISO 9001 • ISO 14001 • ISO 45001 |
The Challenge
The St Andrews Old Course Hotel is one of the most iconic and celebrated hotels in the world, occupying a commanding position adjacent to the world-famous Old Course at St Andrews — the home of golf. Maintaining the building fabric of a property of this stature to the standard it demands requires a specialist contractor with the technical capability, professional credentials and attention to detail commensurate with the hotel’s global reputation.
The scope of works included mansafe system inspection, specialist roof cleaning across multiple roof levels, and coping stone restoration. The project presented a combination of significant logistical and technical challenges: the roof configuration comprised multiple levels requiring carefully planned access solutions at each; water supply to the roof presented practical constraints that demanded innovative problem-solving on site; and critically, CCR Maintenance was mobilising an experienced team from our Cardiff base to St Andrews in Fife, Scotland — a substantial geographical undertaking requiring meticulous advance planning, coordination and client communication to execute seamlessly.
Our Approach
CCR Maintenance’s involvement began at pre-tender stage, with our team engaging proactively with the client’s facilities management team to fully understand the scope, the site-specific constraints and the exacting standards required by a hotel of this calibre. This early engagement — from pre-tender through onboarding to works delivery — is consistent with our ISO 9001 quality management approach, which places full scope definition and client alignment at the foundation of every project.
Lee Clark, CCR Maintenance Director, conducted an initial site visit to assess conditions and plan the works programme in detail, and returned to site during the works to oversee progress and maintain the direct client relationship — a level of senior engagement that the client specifically noted, given the considerable distance involved. The operational team, led on site by Duncan, James and Matt, carried out all works in full compliance with our ISO 45001 health and safety framework, with site-specific risk assessments and method statements governing every phase of the programme. Environmental controls were applied throughout in accordance with our ISO 14001 obligations.
The mansafe system inspection was carried out by trained, competent operatives and fully documented to compliance certification standard. Roof cleaning was undertaken across all levels using appropriate treatment methods for the substrate and environmental conditions. Coping stone restoration was completed with precision and care, ensuring the finished result met the premium standard expected by the hotel.
The Outcome
The project was delivered safely, professionally and to the complete satisfaction of the client. Kenny MacKenzie, Facilities Manager at St Andrews Old Course Hotel, provided the following commendation:
“Lee, Duncan and the team have been great since pre-tender, onboarding and finally coordinating and carrying out the works on site. The operatives James and Matt were very professional, organised, safe and hard working. I couldn’t be happier with the finish — it looks like a new roof, and the coping stones are very good too. Lee, many thanks for your initial visit and site visit during the works; this was much appreciated, particularly as the geographical distance is quite large.”
— Kenny MacKenzie — Facilities Manager, St Andrews Old Course Hotel, Fife
This project demonstrates a number of defining CCR Maintenance qualities: the ability to mobilise nationally to iconic, high-profile destinations; senior leadership engagement from pre-tender through to completion; multi-discipline delivery — encompassing mansafe compliance inspection, specialist cleaning and masonry restoration — on a complex, multi-level roof structure; and a finished result that transformed the appearance of one of the most famous hotel rooflines in the world. These are the standards recognised by our Awards of Excellence 2025, our UK Enterprise Best Building and Maintenance Company 2025 award, and our Global Awards for Customer Service Excellence and Innovation.

CCR Maintenance provides a comprehensive mansafe and edge protection service that encompasses the full lifecycle of fall protection compliance: design consultation, system installation, periodic inspection, pull testing and full written certification. We install, inspect and test mansafe systems and edge protection across all roof types and structures — flat, pitched, glazed, standing seam and beyond — ensuring our clients meet their statutory duty of care obligations under the Work at Height Regulations 2005 and associated British Standards.
Our edge protection installation and inspection services cover collective fall prevention measures including parapet rails, roof edge barriers, guardrails and temporary edge protection for construction and maintenance environments. All CCR Maintenance mansafe and edge protection works are carried out by trained, competent operatives, fully documented to a compliance audit trail standard and governed throughout by our ISO 9001 quality management and ISO 45001 health and safety management systems.
Whether a client requires a new mansafe installation on a recently constructed building, a periodic inspection and re-certification of an existing system, safety-critical pull testing of anchor points, or a comprehensive edge protection solution, CCR Maintenance provides a single, fully compliant, fully documented service.
The Challenge
The Boathouse Climbing Centre in Conwy required comprehensive pull testing of mansafe system anchor points within their indoor climbing wall facility. The unique structural characteristics of a climbing wall environment meant this was far from a routine testing commission — it demanded specialist knowledge, pre-works research and direct coordination with other relevant parties to establish and confirm the correct testing methodology before any works could be agreed. The client approached several contractors; only CCR Maintenance demonstrated the thoroughness and diligence to undertake this research prior to acceptance of the commission.
Our Approach
In full alignment with our ISO 9001 quality management principles — which require capability confirmation and scope verification before contract acceptance — CCR Maintenance undertook thorough pre-works research and liaised with equipment specialists to confirm the correct pull testing methodology for the specific anchor configurations within the climbing wall structure. A detailed risk assessment and method statement was produced in accordance with our ISO 45001 framework. All testing was completed safely, to full technical specification, and documented to a comprehensive, client-ready compliance audit trail standard.
The Outcome
“Thank you to CCR Maintenance for the professional service on pull testing our anchors at our indoor climbing wall. Staff were knowledgeable and had undertaken the appropriate research and liaised with other necessary companies to ensure that they could fulfil all requirements needed before agreeing to do the work. CCR Maintenance were the only company out of the ones we contacted that were thorough in this way.”
— Andy Sutcliffe — Owner, Boathouse Climbing Centre, Conwy
This case study illustrates precisely why genuine compliance expertise matters. Pull testing a mansafe system is not simply a physical exercise — it is a safety-critical, legally significant process that demands the right methodology, properly qualified personnel, appropriate equipment and comprehensive documentation. CCR Maintenance brings all of these to every mansafe and edge protection commission, every time.
